Buying out here, step 1 of 5
What you actually need to buy a house out here
Not the national article. The version with our numbers in it, and the part where you find out you needed less than you thought, or more than somebody told you.
1
The down payment, and the number most people have wrong
Almost everyone I talk to has a figure in their head that is too high. There are loans out here that ask a lot less than 20 percent, and Florida has help for buyers who qualify, including people who are sure they earn too much to qualify. Find out what you actually need before you decide you are not ready.
2
Get approved before you start looking, not after
Out here the good ones move before they are advertised. Walking in already approved is the difference between making an offer on Saturday and watching it go to somebody who did.
Ready for a real number instead of a guess? Tell me a monthly payment you are comfortable with and I will come back with what it buys out here, and what you would actually need to get there.
Send me my real numbers3
Your monthly is more than the loan
Taxes and insurance sit in that payment with it, and out here they matter more than people expect. Two identical houses on two sides of a city line do not cost the same to own. Run the address before you get attached to it.
4
The inspection, and what it finds down here
Roof age, the water, and whether the lot sits where water goes when it rains hard. On the older houses that is the whole report. On new construction it is a different list and a shorter one.
5
Closing, and the date that is not the one you think
Nothing closes on a holiday and nothing closes on January 1. If you want to be in before the end of the year, the real date to work back from is the middle of December.
Start with your own number, not a guess
Put in an address and I send you what it costs to own, or tell me a monthly payment you are comfortable with and I will tell you what it buys.
